EcoConsulting was appointed by ZRE as the LEED & sustainability consultants for BDD 1227. We were very pleased to announce in 2022 that the BDD 1227 Core & Shell building, which was recently been built in Bachoura/Beirut, received the LEED Gold certification for green buildings!
As part of BDD’s commitment to sustainability, numerous measures were taken during the construction and planning phase, given that BDD 1227 is located in a highly populated residential area. Accordingly, based on extensive simulations of the location, a 14% improvement in proposed building energy costs have been achieved at BDD 1227. This will result in a reduction of environmental and economic impacts associated with excessive energy use.
Some of the sustainable measures implemented in the building are: Reducing carbon emissions by installing energy efficient lighting, high efficient HVAC systems and thermally efficient double glazing; reducing the quantity of products that are odorous, irritating and/or harmful to the comfort and well-being of installers and occupants by installing low VOC paints & coatings; reducing levels of chemical, biological, and particulate contaminants that can compromise air quality, human health, building finishes, building systems, and the environment by implementing a green cleaning policy on the project site.
The certification stems from a fruitful collaboration between a dedicated project team, which includes: Paralx (Architect), AME (MEP Engineer), Soccotec (Commissioning Agent), EcoConsulting (LEED & Environmental Consultant), Exotica (Landscape Consultant) and Code (Structural Engineer).

BDD 1227 is the 16th to receive a LEED certification in Lebanon, and the 12th LEED Gold in the country, based on the US Green Building Council LEED sustainability scheme.

Construction phase
When BDD 1227 was being built, pollution from construction activities was reduced by controlling soil erosion, waterway sedimentation and airborne dust generation. Additionally, indoor air quality problems resulting from the construction and renovation process were reduced in order to help sustain the comfort and well-being of construction workers and building occupants. A portion of the construction materials were made from recycled content, and others were sourced from the region, to reduce transportation costs.
Walking, biking, parking
Given the location of BDD 1227, situated in a residential area, pedestrian access to services has been ensured throughout. In addition, 27 bicycle racks have been added, to decrease pollution from automobile use, and encourage cycling. For those commuting by car, 19 parking spaces have been factored in, dedicated to low emission vehicles located near entrances, to encourage the use of cars with lower environmental impacts.
Sustainability and Nature
An area of 538 sqm has been vegetated with the native and foreign plants and trees that thrive in typical Lebanese climates. This has helped conserve existing natural areas and restore damaged areas to provide a healthy habitat and promote biodiversity.
Water use reduction was carefully studied, for both indoor and outdoor use. 53.3% outdoor water use reduction has been achieved by installing an efficient drip irrigation system for the landscaped areas, to limit the use of potable water, or other natural surface or subsurface water resources available on or near the project site. 39.7% indoor water use reduction will be achieved through specifying and installing efficient water fixtures, in an attempt to minimize the demand for municipal water supplies and wastewater systems.
With regards to lowered energy consumption rates, energy efficient lighting with motion sensors in corridors, stairs and parking spaces have been added, along with insulation features.
